Hey — I know nobody reads these pages, so here's the short version: I built jeffOS to help people buy and sell homes in Brantford. I collect the minimum info I need to do that, I don't sell your data to anyone, and the AI tools I use are here to give you better answers — not to replace a real conversation. If you ever have questions about any of this, just text me.

1. Privacy Policy

jeffOS is operated by Jeff Thibodeau, Broker, with REAL Broker Ontario Ltd., Brokerage. This policy explains how we collect, use, and protect your personal information in accordance with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA).

Information We Collect

• Contact information you provide through our chat or forms: name, email address, phone number.
• Real estate preferences shared during conversation: timeline, goals, property type, bedrooms, bathrooms.
• Usage data collected automatically: IP address, approximate geographic location (city/region derived from IP), browser type, operating system, pages visited, searches performed, map interactions, and chat messages.
• Marketing attribution: referrer URL, UTM parameters.

How We Use Your Information

• To provide real estate market reports, neighbourhood data, and property research.
• To send you a secure magic link to access your personalized report.
• To facilitate communication between you and Jeff Thibodeau regarding real estate services.
• To improve the jeffOS platform and user experience.

Third-Party Service Providers

We share personal information only with service providers necessary to operate jeffOS:

• Twilio / SendGrid — delivers SMS messages and emails on our behalf.
• Anthropic — powers our AI chat assistant. Chat messages are processed by Anthropic's language model to generate responses.
• Vercel — hosts the jeffOS website.
• Neon (PostgreSQL) — stores account and session data.
• Repliers — provides MLS listing data displayed on the platform.

We do not sell, rent, or trade your personal information. We do not use your data for advertising purposes.

Data Retention

Contact and account information is retained for as long as your account is active or as needed to provide services. Anonymous session data is retained for up to 2 years for analytics purposes. You may request deletion at any time.

Your Rights

Under PIPEDA, you have the right to:

• Access the personal information we hold about you.
• Request correction of inaccurate information.
• Request deletion of your personal information.
• Withdraw consent for future communications.

By using jeffOS you agree to the following terms. If you do not agree, please discontinue use of this website.

Informational Purposes Only

All content on jeffOS — including market data, neighbourhood statistics, AI chat responses, and property information — is provided for general informational purposes only. It does not constitute real estate advice, a property appraisal, or a comparative market analysis.

No Representation Agreement

Use of jeffOS does not create an agent-client relationship. Under Ontario's Trust in Real Estate Services Act, 2002 (TRESA), a written representation agreement is required before Jeff Thibodeau can act as your agent or provide specific real estate advice. If you would like to engage Jeff's services, please contact him directly.

Accuracy of Information

While we strive for accuracy, we do not guarantee the completeness, reliability, or timeliness of any information on this site. Market data, property details, and AI-generated responses may contain errors or become outdated. Always verify critical information independently.

AI-Generated Content

jeffOS uses artificial intelligence to generate chat responses and certain market summaries. AI-generated content may contain inaccuracies. Jeff Thibodeau is responsible for all content published on this platform but AI outputs should not be relied upon as professional real estate advice.

Limitation of Liability

jeffOS and Jeff Thibodeau shall not be liable for any damages arising from the use of this website or reliance on information provided herein, including but not limited to errors in market data, AI responses, or service interruptions.

Governing Law

These terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable therein.

3. MLS Data Disclaimer

Market data displayed on jeffOS is sourced from the Information Technology Systems Ontario (ITSO) Matrix MLS and the Toronto Regional Real Estate Board (TRREB).

All listing information, sold prices, list prices, and days on market are as reported in the MLS system. Information is deemed reliable but is not guaranteed accurate by the MLS or by Jeff Thibodeau. Data may be subject to errors, omissions, or changes without notice.

The use of MLS data on this site is not intended to bypass MLS cooperation agreements or to solicit listings currently under contract with another brokerage.

The trademarks MLS®, Multiple Listing Service®, and the associated logos are owned by The Canadian Real Estate Association (CREA) and identify the quality of services provided by real estate professionals who are members of CREA.

4. Cookies & Tracking

jeffOS uses cookies and similar technologies for:

• Session management (jeffos-visitor) — a session cookie that identifies your browsing session. It expires when you close your browser.
• Authentication (jeffos-session) — a secure, HTTP-only cookie that keeps you logged in for up to 7 days after clicking a magic link.

We do not use third-party advertising cookies, cross-site tracking pixels, or retargeting technologies. We do not share browsing data with advertisers.

Usage data (pages visited, searches, map interactions) is collected to improve the platform and understand how the service is used. This data is stored in our own database — not sent to third-party analytics platforms.

You can disable cookies through your browser settings. Note that disabling cookies may prevent authentication features from working properly.

5. Electronic Messages (CASL)

jeffOS complies with Canada's Anti-Spam Legislation (CASL). We send electronic messages (SMS and email) only with your consent.

Consent

When you provide your email address or phone number through our chat or contact forms, you consent to receive messages related to your real estate inquiry. This includes your personalized market report link and any follow-up communications regarding the services you requested.

Under CASL, this implied consent is valid for 6 months from the date of your inquiry. We will not send you marketing messages beyond this period without obtaining your express consent.

All messages from jeffOS include:

• Sender identification: Jeff Thibodeau / jeffOS
• Contact information: hello@jeffos.ca
• An unsubscribe mechanism

Unsubscribe

To stop receiving messages at any time, reply STOP to any SMS, or email hello@jeffos.ca with the subject "Unsubscribe." We will process your request within 10 business days.

6. AI Disclosure

jeffOS features an AI-powered chat assistant. When you interact with the chat on this site, you are communicating with an artificial intelligence system — not with Jeff Thibodeau personally.

• The AI assistant is designed to provide helpful information about your local real estate market, but its responses may contain errors.
• Your chat messages are processed by Anthropic's language model to generate responses.
• AI-generated market summaries and commentary are informational and should not be relied upon for financial or legal decisions.
• For specific real estate advice, pricing guidance, or professional services, please speak with Jeff directly.
